Service Area

We live on the river. We work both sides of it.

Avalon Home Watch is based on the Fort Myers riverfront, where the founder lives. From there, scheduled visits run across the river to North Fort Myers, down the McGregor corridor to Gulf Harbour, across to Cape Coral, and out to the islands by arrangement. Every visit ends with a written, time-stamped photo report.

Home watch service across Fort Myers, Cape Coral, and the islands

Anchored on the riverfront, reaching out in four directions. The map and building lists below show where we already work.

Avalon Home Watch is anchored on the Fort Myers riverfront. That is where the founder lives, and it is the center of every route. From the river, the service area reaches across the Caloosahatchee to North Fort Myers, follows McGregor Boulevard south to Gulf Harbour, crosses to Cape Coral, and runs out to Fort Myers Beach and Sanibel by arrangement. Nothing on this page is far from home, which is the point.

The service area breaks into four groups, each with its own page and full building list: the Downtown Fort Myers Riverfront towers, North Fort Myers directly across the water, the McGregor corridor running south to Gulf Harbour, and Cape Coral across the bridges. Fort Myers Beach and Sanibel are served by arrangement, and their page explains how that works.

Living inside the service area matters more than it sounds. An unoccupied Florida home sits through summer humidity, afternoon thunderstorms, and a hurricane season that runs June to November, and the worst of it lands in the months between snowbird seasons, when the house is empty. Keeping routes short and close to the river helps visits stay on schedule through the wet months, not just the pleasant ones.

Founder Paul Gunderson spent more than 20 years handling property losses as a licensed Florida insurance adjuster, including flood work for FEMA under the National Flood Insurance Program. That background shapes how every visit is documented: what we observe gets photographed, noted, and written into a time-stamped report after each walk-through, delivered by email, text, or the homeowner app. That experience does not constitute a professional opinion on the condition, safety, or value of the property during any visit.

One more thing about the lists on this page: they show where we already work, not the limit of where we go. If your building or neighborhood is not listed, call or text and ask. The answer is usually yes. Setup is remote, by phone, text, or email, so service can start before you are back in town.
