Scheduled visits. Written proof.

Home watch is a scheduled visual observation of an unoccupied home. On every visit we walk your property along a routine built for it, checking for the conditions a Florida climate causes in an empty home: moisture, humidity, A/C trouble, pests, storm impact.

The goal is simple: a condition that becomes visible gets seen, photographed, and reported to you promptly, not discovered months later.

Visits start at $75 for a residence with up to three water zones. Bathrooms count as zones, the kitchen and one laundry room are included at no charge, and each additional zone adds $15 per visit.

Visits are scheduled weekly (about every 7 days), three times a month (about every 10 days), every other week (about every 14 days), or monthly (one visit every 30 days). Interval matters more than most owners expect: some insurance policies can reduce or deny a water damage claim that went undetected or unreported for longer than 14 days.

Also available: condo & high-rise watch, seasonal single-family homes, storm & hurricane prep, water sensors, boat & golf cart watch, concierge & key-holder, departure & arrival prep, car drives, and emergency visits.

What Is Home Watch?
Home Watch is a visual observation of a home or property, looking for obvious issues. Avalon visits your unoccupied home on a schedule you set, walks it along a consistent routine, photographs what is visually accessible, and sends you a written, time-stamped report after every visit.
Is home watch the same as a home inspection?
No. Home inspection is a separate, licensed professional service in Florida governed by Chapter 468, Part XV. Avalon Home Watch does not perform home inspections and does not hold a home inspector license. Avalon provides scheduled visual observation and reports what is visually accessible during each visit.
How often do you visit?
Visit cadence is set with you. Common schedules are weekly, three times a month, every other week, or monthly, billed during the months your home is unoccupied.
What is included in a visit report?
After each visit you receive a written, time-stamped report with photographs describing what was visually accessible during the walk-through. Reports can be delivered by email, by text message, through your homeowner app, or all three, whichever you prefer.
Do you watch rental properties or Airbnbs?
Yes. Vacation rentals, Airbnbs, and long-term rentals sit unoccupied between bookings and tenants, sometimes for weeks at a time. Avalon visits during those gaps on a schedule built around your booking calendar, walks the property along a consistent routine, and sends you a photo-documented report after every visit. We are not a property manager and do not handle guests, cleaning, or leasing. We keep documented eyes on the property itself.
Do you monitor my water sensors or cameras?
No. Any smart sensors or cameras are owned and operated by you, and alerts go to your own device. Avalon is not a licensed alarm system contractor and does not provide remote monitoring. We can set up the hardware and respond to an alert as a separate, scheduled service.
What areas do you serve?
Avalon specializes in high-rise and condominium home watch along the Caloosahatchee River in Fort Myers, anchored at Oasis Grand and reaching through the downtown River District. We also serve absentee owners in the surrounding Southwest Florida coastal communities, including Cape Coral, Fort Myers Beach, and Sanibel.
How do I pay for service?
An invoice is sent by email or text after service. You can pay online by credit or debit card, Apple Pay, or directly from your bank account, through a secure Stripe checkout, so you can pay from anywhere.
