An overhead unit had a water heater rust through, and it sent water down the shared pipe stack buried in the concrete floor. I was home that day. I heard the alarm, grabbed towels and a bucket, and stayed with it until the tank bled dry, because there is no stopping water on a downhill run, you can only be there to manage it.
Two things stuck with me. In a stacked building you can shut your own water off and still be flooded from above; you cannot turn off the unit over your head. The leak side is where the count flexes, and it comes down to one choice: do you leave the water on while you are away? Shut it off at the main, which we recommend, and the real risk narrows to the air-conditioning condensate line and the water heater, a small, focused set. That is your “From $250.” Leave the water on, and every live source (each sink, toilet, washer, ice maker) is one more place a failure can start, so coverage scales toward the whole home. The humidity and refrigerator units start at one each, and add on only if you want more rooms watched or keep a second refrigerator or standalone freezer.
You buy the sensors from us, and they are yours. We run them and set them up on our app while you are away, then hand them fully over to your own account once you are back in town.
