I spent more than 20 years as a licensed Florida insurance adjuster, including flood work for FEMA's National Flood Insurance Program, and many of the condo losses I documented did not start inside the unit that took the damage. In a stacked building, water travels. A failed line in an overhead unit can move through shared stacks into your ceiling while your own water sits shut off at the valve. Add a quit A/C and a closed unit in July, and Gulf summer humidity does slow, expensive work on drywall, cabinets, and everything soft. An empty condo does not call anyone. Scheduled visits with dated photographs are how an absent owner knows, in writing, what the unit looked like and when.

It all goes into a written, time-stamped photo report delivered by email, text, or the homeowner app, usually the same day. If nothing has changed since the last visit, the report says that too, in writing, with pictures.
