Home watch on Fort Myers Beachand Sanibel Island

Barrier island homes carry the region's highest storm exposure and the heaviest salt-air wear, and many of them sit empty for months at a time. We visit on a set schedule, walk the property, photograph what we observe, and send a written, time-stamped report after every visit. Fort Myers Beach and Sanibel are served by arrangement from our Fort Myers base.

Home watch on the islands, served by arrangement

Avalon Home Watch is based on the Fort Myers riverfront and reaches Fort Myers Beach and Sanibel by arrangement. Same visit structure, same written photo report.

I spent more than twenty years as a licensed Florida insurance adjuster, including flood work for the National Flood Insurance Program, so I have stood in a lot of homes after the water went down. What I learned on that side of the file is simple: the owners who could show a dated, photographed record of their property had a much clearer story to tell than the owners working from memory. That is the whole idea behind Avalon Home Watch. We visit your unoccupied home on a schedule, observe and photograph its condition, and send you a written, time-stamped report every time.

Fort Myers Beach and Sanibel sit at the front edge of everything the Gulf brings ashore. Salt air works on hinges, fixtures, screens, and seals year-round, and summer humidity does its own quiet work indoors while the AC cycles in an empty house. A home watch visit is not a repair service and not an alarm company. It is scheduled visual observation: we walk the property inside and out, note what we see, photograph it, and put it in writing. When something looks different from the last visit, it goes in the report the same day it is observed, in a documented form you can act on.

Many island properties earn their keep as vacation rentals, which means they sit empty between bookings instead of between seasons. We build rental and Airbnb watch schedules around your booking calendar, visiting during the gaps so the home does not sit unobserved between one guest checking out and the next checking in. Same visit, same written photo report, delivered by email, text, or the homeowner app.

After Hurricane Ian crossed the islands in 2022, most owners here do not need convincing that a dated photo record of a property has value. Our storm and hurricane prep service, from $400 per named storm, covers the work before a storm and the documentation on both sides of it: photos of the property as prepared before landfall, and photos of its condition when we can get back out after. Standard home watch visits run $75 per visit, weekly, bi-weekly, or tri-weekly, billed only during the months the home is unoccupied.

The islands are served by arrangement, along with the surrounding Southwest Florida coastal communities. Setup is remote: phone, text, or email, no meeting required. Tell us where the home is, how often you want it visited, and when the calendar has gaps, and we will build the schedule from there. I live on the Fort Myers riverfront, I am background checked and fingerprinted through the State of Florida and the FBI, and every visit ends with a written report in your hands.
