Scheduled visual observation of your unoccupied home, with photo-documented reports after every visit. House, boat, and golf cart: one walk-through, one report. Run by a licensed Florida insurance adjuster who lives on the Fort Myers riverfront.
The stretch of McGregor Boulevard running southwest toward the Gulf is old Fort Myers: royal palms down the corridor, and behind them some of the area's most established golf and yacht communities. We serve Caloosa Yacht and Racquet Club, Gulf Harbour Yacht and Country Club, The Landings Yacht Golf and Tennis Club, Whiskey Creek, and Iona. Most of our clients here are seasonal. They leave around April and return around October, which means the house sits through the hottest, wettest, stormiest months of the year with nobody in it. Our job is simple to state: scheduled visits, a careful walk-through, photographs, and a written, time-stamped report to your phone after every visit.
Homes along this corridor are not condos. A single-family or coach home in The Landings or Gulf Harbour has a pool deck, a lanai, a garage, landscaping, and often a dock out back. That is more square footage to walk, more doors and windows to photograph, and more to stage before you leave for the season. Our departure prep and storm prep scale accordingly. Hurricane prep runs from $400 per named storm and covers the work a larger property actually requires, and we photograph and document the home's condition when the prep is done.
Owners here rarely leave behind just a house. There is a golf cart in the garage and often a boat on a lift. Boat watch and golf cart watch fold into the same home watch plan: same visit, same report, with photos of each. If a car stays in the garage, we drive it for $50 so it does not sit untouched for six months. One visit, one document, covering everything you left in Fort Myers.
I spent more than 20 years as a licensed Florida insurance adjuster, including flood work for the National Flood Insurance Program after major storms. I have walked hundreds of Florida homes after water, wind, and long vacancy did their work. That background shapes how we document: what we photograph, what we note, and how the report reads if you ever need to hand it to someone. Every visit produces a written, time-stamped photo report, delivered by email, text, or the homeowner app.
Home watch visits are $75, on a weekly, bi-weekly, or tri-weekly schedule you choose, billed only during the months the home is unoccupied. Concierge and key-holder service is $80 per hour, emergency response starts at $95, and departure and arrival prep gets the house down for the summer and back up for the season. Setup is handled remotely by phone, text, or email, so you can start service from Toronto or Boston without flying down.
Your exact plan is confirmed in writing before we begin. Most clients set everything up by phone, text, or email, no in-person meeting required. See the full services menu.

Yes. Boat watch and golf cart watch fold into the standard Avalon Home Watch plan, so both are observed and photographed during the same visit and appear in the same report as the house. Car drives are available for $50 when a vehicle stays in the garage. This fits Gulf Harbour and Landings owners who leave a full setup behind in Fort Myers each summer.
Avalon Home Watch offers storm and hurricane prep from $400 per named storm for home watch clients, with the scope sized to the property, including pool decks, lanais, and garages. After the storm passes, emergency response starts at $95, and we photograph and document the home's condition in a written report. The founder is a currently certified NFIP flood adjuster, and that experience informs how storm documentation is written.
