These Terms of Service govern your use of this website and describe the nature of the services offered by Avalon Home Watch, LLC ("Avalon Home Watch," "we," "us," or "our"). By using this site or engaging our services, you agree to these terms. The specific scope, schedule, and pricing of any service are set out in a separate written service agreement between you and Avalon Home Watch.

What home watch is, and what it is not

Home watch is a scheduled visual observation service. A home watch professional visits an unoccupied property on an agreed schedule, walks the property along an internal service routine, photographs accessible areas, and sends the homeowner a written report of observations from that visit.

Home watch is not a home inspection. Home inspection is a separate, licensed professional service in Florida governed by Florida Statutes Chapter 468, Part XV. Home inspectors are trained and credentialed to evaluate the condition of a property's systems and components against a defined standard. Avalon Home Watch does not perform that service and does not hold a home inspector license.

Home watch is also not:

A security guard service. Avalon Home Watch is not licensed under Florida Statutes Chapter 493 and does not provide armed or unarmed security, surveillance, alarm response, or patrol services.
Property management. Avalon Home Watch does not collect rent, manage tenants, supervise contractors, or act as the homeowner's agent.
Maintenance, cleaning, repair, or restoration. Avalon Home Watch does not perform handyman or remediation work during home watch visits.
A guarantee against loss, damage, theft, weather events, mechanical failure, or any other peril.

Avalon Home Watch reports what is visually accessible during the visit. Conditions that are not visible, that arise between visits, or that require specialized professional evaluation are outside the scope of home watch.

Smart sensor and camera installations

Avalon Home Watch offers installation of consumer-grade water leak sensors, environmental monitors, and Wi-Fi cameras as a separate optional service. These devices are owned and operated by the homeowner. Avalon Home Watch does not warrant the manufacturer's hardware, the homeowner's Wi-Fi network, the homeowner's cellular or mobile device, or any third-party app that delivers notifications. Avalon Home Watch is not a licensed alarm system contractor under Florida Statutes Chapter 489, Part II. Sensor alerts are informational only. Avalon Home Watch does not provide 24/7 monitoring, emergency response, or any service regulated as an alarm system business.

Limitation of liability

To the maximum extent permitted by Florida law, Avalon Home Watch's total liability for any claim arising out of or relating to its home watch services is limited to the fees paid by the client for the twelve (12) months preceding the event giving rise to the claim, or one thousand dollars (USD $1,000), whichever is greater. Avalon Home Watch is not liable for indirect, incidental, consequential, or punitive damages, including but not limited to lost rental income, property value diminution, or damages arising from events occurring between scheduled visits.

Use of this website

The content on this site is provided for general information about our services and is not a contract or an offer of guaranteed results. We may update or change the site and these terms at any time. Logos and materials of the Home Watch Academy and Home Watch IT appear with permission and remain the property of their respective owners.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles. Any dispute relating to these terms or our services will be handled in the state of Florida.
